Notice on Issuing the Templates of Beijing Municipal Housing Lease Contract, Beijing Municipal Housing Lease Brokerage Service Contract and Beijing Municipal Housing Tenancy Brokerage Service Contract

To the commission of housing and urban-rural development (housing administration) of each district, the land and real estate bureau of the Beijing Economic-Technological Development Area, the market supervision bureau of each district and each unit concerned:
In order to further regulate the housing lease market of Beijing Municipality, properly guide the housing lease activities, protect the legal interests of the parties involved in housing lease, minimize transaction disputes and strengthen contract templates management, Beijing Municipal Commission of Housing and Urban-Rural Development and Beijing Municipal Market Supervision Bureau have formulated the templates (“templates”) of Beijing Municipal Houses Lease Contract, Beijing Municipal Houses Lease Brokerage Service Contract and Beijing Municipal Houses Tenancy Brokerage Service Contract, and the relevant particulars are notified as follows:
I. Each unit concerned shall fully recognize the importance of implementing the templates, actively publicizing and guiding the use of the templates by the parties involved.
II. The templates shall be effective on the date of issue in lieu of 2008 Beijing Municipal Housing Lease Contract (Transacting without Brokerage) (BF—2008--0603), Beijing Municipal Housing Lease Contract (Transacting with Brokerage Being as Intermediary) (BF—2008--0605), Beijing Municipal Housing Lease Contract (Transacting with Brokerage Being as Agency) (BF-2008--0606) and Beijing Municipal Housing Lease Agency Contract (BF—2008--1002). The Parties involved may visit eBeijing (www.beijing.gov.cn), the portal website of Beijing Municipal Commission of Housing and Urban-Rural Development (http://zjw.beijing.gov.cn/) and the website of Beijing Municipal Market Supervision Bureau (http://scjgj.beijing.gov.cn/) for referring to and downloading the templates.
III. For issues related to the implementation of these templates, please promptly refer them to Beijing Municipal Commission of Housing and Urban-Rural Development and Beijing Municipal Market Supervision Bureau.
